Investing in Connecticut communities
A portion of every project profit goes directly to nonprofit organizations serving the communities where we work.
The commitment
5% of net project profits. Every project. No exceptions.
Spirit Realty Ventures pledges a minimum of 5% of net project profits to Connecticut-based nonprofit organizations, distributed at the close of each project.
This is not a marketing statement. It is a structural commitment built into how we operate. Before profits are distributed to the partnership, the community contribution is set aside. Our investors know about it before they invest.
The properties we acquire and renovate are buildings in Connecticut neighborhoods — on streets where people live, work, and raise families. When we improve a property, we improve the community around it. Our giving makes that relationship explicit.
Our principles
Why we built it this way
The decision to tie community giving directly to project profits — rather than a separate corporate philanthropy program — was intentional. Here is the thinking behind it.
Profit-linked giving
Our community contribution is tied directly to project performance — a minimum of 5% of net project profits, distributed at close. It activates when we deliver results, which keeps us accountable.
Local focus
Every dollar goes to organizations doing on-the-ground work in Connecticut — specifically in the towns and cities where our projects are located. We invest where we give.
Full transparency
The community commitment is disclosed in our offering documents and factored into return projections before investors commit capital. There are no surprises.
Returns and impact together
We do not sacrifice returns for impact. We believe strong risk-adjusted returns and meaningful community investment reinforce each other — and our track record supports that belief.
Where we give

Affordable Housing Advocacy
Supporting policy and direct services that expand access to quality housing for Connecticut residents — the same communities where our projects are located.
Workforce Development
Job training, apprenticeship programs, and career pathways for residents in Hartford and surrounding communities, creating economic opportunity from the ground up.
Youth Education
After-school programs, mentorship, and educational support for young people in the neighborhoods where we invest — building the next generation of Connecticut leaders.
Neighborhood Revitalization
Community development organizations strengthening the economic and social fabric of Connecticut's urban centers, block by block.
Food Security
Local food banks and nutrition programs serving families in need across Hartford County, New Haven County, and the surrounding region.
Community Health
Nonprofits providing health and wellness services to underserved Connecticut communities, because healthy neighborhoods are the foundation of lasting investment value.
Nonprofit partners
Are you a Connecticut nonprofit?
We evaluate giving partners based on local impact, organizational effectiveness, and alignment with the communities where we work. We do not maintain a fixed partner list — our giving evolves with our projects.
If you represent a Connecticut nonprofit organization and would like to be considered as a giving partner, we welcome the conversation.
