Real estate investment is often framed as a purely financial pursuit — buy low, add value, sell high. At Spirit Realty Ventures, we believe that framing misses something essential.
The properties we acquire, renovate, and reposition are not abstract assets on a spreadsheet. They are buildings in Connecticut neighborhoods. They sit on streets where people live, work, and raise families. When we improve a property, we improve the block it sits on. When we bring a vacant building back to productive use, we contribute to the economic health of the surrounding community.
That belief is the foundation of our mission — and it is why we have committed a portion of the profits from every project to nonprofit organizations serving Connecticut communities.
The Commitment
Spirit Realty Ventures pledges a minimum of 5% of net project profits to Connecticut-based nonprofit organizations, distributed at the close of each project.
This is not a marketing statement. It is a structural commitment built into how we operate. Before any profits are distributed to the partnership, the community contribution is set aside. Our investors know about it before they invest. It is part of what we are.
The organizations we support work in areas directly connected to the communities where we invest: affordable housing advocacy, workforce development, youth education, neighborhood revitalization, and food security. We prioritize organizations that are doing on-the-ground work in the towns and cities where our projects are located.
Why We Built It This Way
The decision to tie community giving directly to project profits — rather than making it a separate corporate philanthropy program — was intentional.
When giving is connected to performance, it aligns everyone's interests. Our investors benefit when projects succeed. The community benefits when projects succeed. The sponsor benefits when projects succeed. That alignment is more powerful than a fixed annual donation that exists regardless of what the business does.
It also keeps us honest. A commitment that only activates when we deliver results is a commitment we have to earn. We cannot write a check to a community organization from a project that did not perform. That accountability matters to us.
The Communities We Invest In
Our projects are concentrated in Connecticut's residential and commercial markets — Hartford County, New Haven County, and the surrounding towns and cities that make up the state's economic fabric.
These are communities with real housing needs, real workforce development challenges, and real opportunities for thoughtful investment to make a difference. We are not parachuting in from out of state. Our team lives and works here. We know these neighborhoods, and we are invested in their long-term health in ways that go beyond any single project.
Organizations We Support
We evaluate nonprofit partners based on their local impact, organizational effectiveness, and alignment with the communities where we work. Current and past recipients include organizations focused on:
- Affordable housing advocacy — supporting policy and direct services that expand access to quality housing for Connecticut residents
- Workforce development — job training, apprenticeship programs, and career pathways for residents in the neighborhoods where we invest
- Youth education — after-school programs, mentorship, and educational support for young people in Hartford and surrounding communities
- Neighborhood revitalization — community development organizations working to strengthen the economic and social fabric of Connecticut's urban centers
- Food security — local food banks and nutrition programs serving families in need
We do not publish a fixed list of partner organizations because our giving is project-specific and evolves as our work evolves. If you represent a Connecticut nonprofit and would like to be considered as a giving partner, we welcome the conversation.
What This Means for Investors
We are transparent with our investors about the community contribution from the beginning. It is disclosed in our offering documents and factored into our return projections.
Our investors have consistently told us that the community commitment is one of the reasons they chose to invest with us. For family offices and accredited investors who care about where their capital goes and what it does in the world, the alignment between financial returns and community impact is a feature, not a footnote.
We also believe — and our track record supports — that investing in the health of the communities where we work is good business. Properties in improving neighborhoods appreciate faster. Renovations that raise the quality of the surrounding block attract better tenants and buyers. The relationship between community investment and financial return is not zero-sum.
A Note on Impact Investing
We are sometimes asked whether Spirit Realty Ventures is an "impact investing" firm. The honest answer is: we are a real estate investment firm that takes community impact seriously.
We do not sacrifice returns for impact. We do not accept below-market returns in exchange for a social mission. We believe we can deliver strong risk-adjusted returns to our investors and contribute meaningfully to the communities where we work — and that the two goals reinforce each other rather than trade off against each other.
